Apartment Owner Asks Pattaya Officials to Regulate Loud Bars

The apartment owner claimed her building has been affected by the noise from beer bars.

CHONBURI – A business owner of an apartment in Soi Wat Bunkanchanaram, Village No. 12, Nong Prue Subdistrict, Bang Lamung District, Chonburi Province, complained to the media that surrounding beer bar operators were playing music so loudly that it disturbed her guests. They are unable to sleep at night, posing serious problems for her business.

Kanchana Brusa, the apartment’s owner, stated that she moved from abroad during the pandemic and spent tens of millions of baht to buy a building and renovate it into a rental apartment. She had no idea the nearby buildings were nightclubs. Until the economy has recovered, beer bars have reopened for business and are constantly playing loud music.

She stated that there are around seven bars, each playing conflicting music. The noise was so loud that it caused the apartment’s mirrors to tremble to the rhythm of the music, causing problems and even disturbing the residents, and her apartment was seriously affected.

Initially she made friends with surrounding beer bar operators to find the way to live together. But in the end, the relationship didn’t improve. The beer bars are playing loud music to disturb theie guests.

As a result, she decided to use the law by asking officials to organise and rectify things. She had complained to the Damrongtham Centre three times, but there had been no progress and no clear resolution.

Bars are located opposite the commercial buildings.

Furthermore, when beer proprietors host gatherings with loud music at night, she called the police emergency number (191) multiple times. When police patrols arrived to investigate, the bars turned off the music, but when the officers left, they resumed playing it again. It is as if nothing happened.

Kanchana displayed CCTV footage from one incident in which the music was so loud that the guest’s children screamed. Some customers developed headaches and vomited because they couldn’t sleep. Some individuals requested refunds after staying for less than a day.

When the economy has recovered, beer bars have reopened for business.

She stated she had requested technicians to replace the window glasses and add two layers of soundproofing panels, but it had no effect; the noise was still loud enough to shake the room’s windows as before.

“I’d want to appeal to the relevant agencies; the police, government personnel, and Pattaya administrators stepped in to help regulate and control loud music that disturbs neighbours. So that all kinds of enterprises surrounding us can coexist happily,” she stated.

The beer bar owners gathered in the presence of the media to explain that they had previously met to address the issue of loud noises and were ready to follow the law. They also want the owners of the apartment to talk and work out a solution because they both need to make a living.

Thailand Records Indonesian Woman Who Made Up Story

The Indonesian Embassy representatives were invited on February 28, 2024, to hear the investigation at the Thai Immigration Bureau office.

BANGKOK – The police spokesman, Pol. Lt. Gen. Cherngron Rimpadee, said that an Indonesian TikTok user made up a viral story about a ruined honeymoon after her husband was allegedly turned away and deported by Thai immigration police because he had no cash on him.

As a result, the Immigration Bureau recorded this woman’s behaviour in the APPS notification system to monitor future travel to Thailand.

Pol. Maj. Gen. Cherngron mentioned that CCTV footage at Don Mueang Airport showed the woman, known as TikTok user Herjastipbkk, traveling alone to Bangkok in January. She did not attempt to hand her husband cash before he was allegedly rejected.

The police spokesman suspected that the woman was seeking more social media followers, as she sells goods online and has visited Thailand frequently.

indo lies2
The CCTV footage at Don Mueang Airport showed the Indonesian woman travelling alone on January 4, 2024.

As the Indonesian Embassy recently cautioned Indonesians to carry cash when traveling to Thailand, Mrs. Devi Lestari, Advisor to the Ambassador and Head of Protocol and Consulate of Indonesia, along with embassy delegates, was invited on February 28, 2024 to hear the investigation after the TikTok clip went viral, negatively impacting Thai tourism.

The Deputy Director General of the Tourism Authority of Thailand (TAT), Mr. Nithi Seepae, was also invited to the meeting as the incident has implications for the visa waiver policy and the government’s efforts to boost tourism.

Pol. Lt. Gen. Cherngron explained and presented evidence at the meeting, indicating that Thai Immigration Police conduct a thorough examination of tourists who may enter the country to work illegally. They primarily focus on travel plans and accommodation reservations, with the availability of cash being just one factor. This is because many tourists now use credit cards and e-payment systems.

indo lies3
The woman’s behaviour has been recorded in the APPS notification system to monitor future travel to Thailand.

Therefore, the assertion that insufficient cash would lead to refusal of entry is not correct. In addition, most foreigners who are denied entry have no travel plans, no hotel reservations, and some even use fake hotel reservation receipts to deceive immigration officials.

It has been found that many Indonesians have been enticed to fly to Thailand to cross the border to neighboring countries as couriers, posing a risk of human trafficking. In the past, the Indonesian Embassy has thanked the Don Mueang Airport Immigration Police for always checking Indonesian citizens and emphasized that the Thai Immigration Police are always ready to welcome Indonesian tourists.

Thai Doctor Sues Swiss Villa Owner in Phuket for Kicking Her

Dr. Pai, her lawyer team, and her father gave information to Thalang Police Station investigators on Feb. 29, 2024.

PHUKET – A Thai female doctor in Phuket has filed a complaint against a Swiss man for allegedly kicking her in the back as she and her friend were sitting on a stairway near the beach in Thalang District, Phuket Province. She stated that no Thai person deserved to be treated with such disrespect.

Ms. Tharndao Jandam, or “Dr.Pai,” 26, a resident doctor at the Dibuk Hospital, claims that she was sitting on the stair to watch the full moon on Makha Bucha Day, February 24, when the Swiss man, Mr. Fehr, 45, allegedly kicked her in the back before scolding her to leave.

Mr. Fehr’s Thai wife reportedly arrived at the scene and threatened to have Dr. Pai arrested for trespassing. She announced that “Thais can apologise to Farang (foreigner), but no Farang needs to say sorry to Thai people.”

On February 29, 2024, the Thalang District Chief traveled to inspect a villa at Yamu Beach, Pa Klok Subdistrict, where a dispute between the Thai and the foreigner had occurred. It was found that the construction of the villa’s beach staircase violated the law, with steps 2 to 4 encroaching on public land. Therefore, the owner was ordered to take corrective action within three days.

Pol. Col. Nikorn Chuthong, superintendent of Thalang police station, explained that the police were notified on Feb. 24 by the wife of a Swiss man. They tried to negotiate and propose solutions to settle the dispute, but both parties were unable to reach an agreement. Therefore, the investigating officer recommended that a Thai doctor, Ms. Tharndao, conduct a medical examination and submit a report on Feb. 25.

Pol. Col. Nikorn confirmed that the police did not favour either side, as claimed. On the morning of February 29, investigators interviewed the doctor to obtain witness statements and gather medical examination records and other evidence for a trial, while the Swiss man was scheduled to meet the investigating officer on March 1 at 10:00 a.m.

Mr. Fehr initially sent a lawyer to provide information that he had not kicked the Thai doctor. Instead, he had slipped when he filmed people entering his villa. He claimed that his property had already been invaded before.

phuket doctor3
Doctor Pai stated in a media interview that she would pursue the case to the fullest extent.

Doctor Pai stated in a media interview that she would pursue the case to the fullest extent. She believed that no Thai should encounter such incidents. She was stressed and worried because the Swiss man’s wife claimed that her son was a police officer and knew senior officers. Additionally, they were wealthy. Therefore, she sought legal and fair assistance as a Thai citizen.

“He is a foreigner who lives in Thailand, earns his living with Thais, and works in Thailand. Even if he helps elephants, does that mean he can harm a woman? We should not discriminate against anyone as ‘just a local’, no matter how rich he is. We should respect each other more. We should live together with respect instead of discriminating against each other,” she said.

Doctor Pai added that she still suffers from back pain after being beaten by the defendant who weighed over 100 kilograms. She had to receive injections at the hospital. She thanked everyone who encouraged her and helped her get justice. She hoped that real justice would prevail. As for the defendant, she would gladly accept his apology if he sincerely wanted to apologize and not out of fear of legal action.

Meanwhile, the governor of Phuket province has formed a committee to investigate the behavior of foreigners entering Phuket. This was done because some foreigners had behaved inappropriately in the past. If they were found to be behaving so illegally that their passports were revoked, strict measures would be taken.

Two Chinese men were arrested at the gate of the boarding pass at Suvarnabhimi airport.

BANGKOK – At a press conference on February 29, Immigration Bureau authorities announced the arrest of two Chinese men claiming to be Canadian nationals at the gate inside Suvarnabhumi Airport, Nong Prue Subdistrict, Bang Phli District, Samut Prakan Province.

Pol. Maj. Gen. Phanthana Nuchanart, Deputy Commander of the Immigration Bureau, revealed that immigration personnel received information from EVA Air that there were two suspicious Chinese passengers with Canadian passports who could not communicate in English. They notified airline officials that they planned to fly to Taipei, Taiwan, then change flights to Vancouver, Canada.

The two Chinese visitors were using fraudulent Canadian passports.

Immigration inspectors subsequently checked the two people who were at the boarding exit, Gate E3, at Suvarnabhumi Airport, and discovered that the two Chinese were using fraudulent Canadian passports. When officers searched their belongings, they discovered Chinese passports, indicating that the two had left Colombo, Sri Lanka, for Suvarnabhumi Airport with the intention of using fake Canadian passports purchased from a Colombo agent to board a flight to Taipei, Taiwan, a destination for illegal entry into Vancouver, Canada.

According to coordinating the verification of the two people’s citizenship status with the Canadian Embassy in Thailand, the information on both men’s Canadian passports does not match the official Canadian database. Mr. Jianbo, 48, of Chinese nationality, and Mr. Pinhua, 49, of Chinese nationality, were then arrested and charged with using a forged passport. They were transferred to Investigating Immigration Bureau 3.

Choosing the Right Superyacht Brokerage

Selecting a superyacht brokerage is a critical step in the process of buying or selling a luxury yacht. It’s not just about finding someone who can facilitate the transaction; it’s about securing a partner who understands the nuances of the superyacht market and prioritizes your interests. Your ideal choice should have years of industry experience and a commitment to excellence, offering an unparalleled service to those navigating the superyachts brokerage market.

Expertise and Experience

When considering a brokerage for superyachts, the depth of expertise and the breadth of experience are non-negotiable. A brokerage with a solid track record in the superyacht sector will have a comprehensive understanding of market trends, pricing strategies, and the best marketing techniques. An established superyachts brokerage brings decades of experience to the table, ensuring that clients receive knowledgeable and tailored advice.

Global Network

A robust global network is another essential factor. The best brokerage firms have extensive connections with shipyards, designers, and other industry professionals worldwide. This network is crucial for finding the right buyer or the perfect yacht to meet your needs. A brokerage with international connections and partnerships can facilitate smoother transactions for clients across the globe.

Personalised Service

Choosing the right superyacht brokerage also means looking for a team that offers personalised service. Each client’s needs and preferences are unique, and a one-size-fits-all approach does not work in the high-stakes world of superyachts. You need experts who work closely with clients, offering bespoke solutions and ensuring that every detail is considered, from initial consultation to post-sale support.

Integrity and Transparency

Integrity and transparency are the foundations of trust in any brokerage relationship. Prospective buyers and sellers should seek a firm that values honesty and open communication. Your chosen brokerage must operate with the highest ethical standards, ensuring that clients are informed and comfortable at every stage of their superyacht transaction.

In the sophisticated arena of superyacht brokerage, making the right choice hinges on expertise, connections, personalised service, and integrity. Choose a brokerage that embodies these qualities, making it the ideal choice for discerning clients seeking to buy or sell a superyacht. A brokerage with a commitment to excellence and a client-focused approach will ensure a seamless and rewarding experience.

How to Use Lavender Pillow Spray

Using a lavender pillow spray is incredibly easy. Simply spritz a light mist onto your pillow and bedding a few minutes before going to bed. This allows the spray to dry and the scent to diffuse through the fabric, creating a calming environment. You don’t need to douse your pillow; just a few sprays are enough to enjoy its benefits. As you lay down to sleep, take a few deep breaths, inhaling the relaxing scent of lavender. Allow the fragrance to envelop you, guiding you into a peaceful sleep.

Essential Oils For Better Health And Sleep

Moreover, lavender isn’t just a one-trick pony. It teams up brilliantly with other essential oils for a sleep remedy that’s like a lullaby in a bottle. Think of it joining forces with the enchanting Ylang Ylang, the comforting chamomile, the crisp eucalyptus, and the cheerful duo of bergamot and sweet orange. Together, this ensemble promises a good night that’s as blissful as it gets.

Incorporating a lavender pillow spray into your bedtime routine can transform your sleep experience. It supports your body’s natural sleep processes, making it easier to fall asleep and stay asleep. Whether you’re struggling with insomnia, looking to improve your sleep quality, or simply seeking a more relaxing bedtime routine, a lavender pillow spray is a simple, natural, and effective solution.

Kao and Earth Collaborate to Launch Mosquitoes Shooter in Thailand

Kao
ARS Mos Shooter / Kao

Kao Corporation issues a news release stating that Earth has launched a spray to eradicate mosquitoes based on Kao’s technology.

The number of people infected with dengue fever has increased in recent years as a result of global warming and rapid urbanization, which has widened the habitat of mosquitoes that carry the virus, and the number of dengue fever cases in 2023 was the largest ever recorded globally.

Kao Corporation and Earth Corporation share the goal of contributing to solving the problem of mosquito-borne infectious diseases and have begun collaborating to address this issue.

Kao

Applying Kao’s technology that prevents mosquitoes from flying by wetting their wings and bodies. Kao and Earth have developed the ARS Mos Shooter, a spray that can eradicate mosquitoes “anytime, anywhere” in everyday life. It will be launched in Thailand from July 2024, where Earth has been active domestically for about 40 years.

This mosquito eradication spray was commercialized by combining Kao’s technology that prevents mosquitoes from flying by wetting their wings and bodies with Earth’s expertise. It uses a trigger that constantly sprays a fine mist, knocking down both flying and hidden mosquitoes.

Because it does not contain chemically manufactured insecticidal components, it can be used in settings where the use of insect control products has previously been avoided, as well as in combination with conventional products to provide more comprehensive insect (mosquito) control.

Kao has been conducting unique research from an entirely new perspective to protect people from mosquitoes. In 2023, Kao developed a new technology that prevents mosquitoes from flying by wetting their wings and body surfaces, keeping them in a “knocked down” state. Because it does not use conventional chemically manufactured insecticidal components, this approach has the potential to contribute to a wider range of applications.

Earth Corporation founded ARS Chemical (Thailand) Co., Ltd. (now Earth (Thailand) Co., Ltd.) in Thailand in 1980. Earth (Thailand) single-handedly manages development, sales and distribution of, for example, the insect control item brand ARS as a local subsidiary in Thailand.

It has grown by learning about the country’s living habits and needs, as well as conducting business with locals. In addition, Earth (Thailand) is collaborating with educational organizations such as the Ministry of Public Health and schools to offer consumer-oriented instructional programs.

Based on the shared goal of contributing to solving the problem of mosquito-borne infectious diseases, the companies developed a spray that eradicates mosquitoes from a new perspective. Both Kao and Earth believe that this product will help people living in areas suffering from dengue fever.

B.Grimm Power Highlights Robust Growth in 2023

Dr. Harald Link, Chairman of B.Grimm and President of B.Grimm Power Public Company Limited (BGRIM), has unveiled the outstanding performance of the company in 2023, characterized by a significant recovery. Normalized Net Profit (NNP) surged to 2,056 million baht, a notable increase from 375 million baht in the previous year, which was severely impacted by the gas price crisis.

This remarkable turnaround can be credited to several pivotal factors. Firstly, production capacity from operational projects increased by 667 megawatts. Additionally, there was a resurgence in profit margins per unit between the Ft electricity price and natural gas costs.

Moreover, there was a 1.2% uptick in the amount of electricity sold to industrial customers, and a 2.5% reduction in the volume of natural gas use per unit, achieved through continuous improvement in power plant efficiency.

In 2023, B.Grimm Power achieved a significant milestone by expanding our production capacity to 4 gigawatts through the successful commercial operation of several planned power plants. Additionally, strategic investments were made in key markets such as the Republic of Korea and Malaysia, further solidifying our position in driving collaborative development within the regional energy sector.

image2 33

A significant milestone in 2023 was the advancement of B.Grimm Power’s “Greenleap: Global and Green” strategy, underscoring our steadfast commitment to sustainable development.

Presently, B.Grimm Power is actively engaged in multiple renewable energy projects, further solidifying our position as a leader in the global renewable energy sector. Currently, we have a number of projects under development and construction with secured Power Purchase Agreements (PPAs) totaling 698 megawatts.

Additionally, there is ongoing development of wind power projects exceeding 1 gigawatt in the Republic of Korea, a solar power initiative ranging from 250 to 300 megawatts in the Republic of Italy, and a renewable energy project under the Feed-in Tariff (FiT) program in Thailand totaling 339.3 megawatts.

Furthermore, B.Grimm Power is actively pursuing renewable energy projects in several other countries, including the Philippines, Cambodia, Greece, Saudi Arabia, and the United Arab Emirates. This comprehensive approach aligns with the company’s long-term operating strategy aimed at fostering diverse investments and establishing leadership in the global renewable energy arena.

B.Grimm Power is committed to fostering the growth of the nation’s industrial sector. In 2023, we successfully added new industrial users (IU) totaling 52.1 megawatts, as planned. This achievement stems from delivering responsive services and providing renewable energy production certificates (REC) to customers. The company is dedicated to advancing regional industrial development for a sustainable and environmentally friendly future.

In 2023, B.Grimm Power was honored with three prestigious sustainability recognitions. we earned the highest “AAA” rating from SET ESG Ratings (formerly known as Thailand Sustainability Investment or THSI) and secured a place in The Sustainability Yearbook by S&P Global for the third consecutive year, achieving a top 10% global ranking in the electricity utilities industry in the 2024 yearbook.

Additionally, we maintained our standing as a member of the FTSE4Good Index. These acknowledgments underscore our steadfast commitment to doing business with compassion and responsibility towards the economy, society, and the environment.

Furthermore, B.Grimm Power places significant emphasis on ethical governance, as demonstrated by our ongoing certification as a member of the Thai Private Sector Collective Action Coalition against Corruption (CAC) for the third consecutive term, highlighting our unwavering dedication to transparent operations and robust corporate governance.

For the direction in 2024, Dr. Harald Link outlined plans to expand investments in projects with low greenhouse gas emissions, both domestically and globally. The focus is on advancing green energy initiatives by participating in the government’s upcoming round of electricity procurement bids, adhering to regulations that mandate sourcing electricity from renewable energy under the Feed-in Tariff (FiT) program.

The strategy involves proceeding with the commercial operation of power plant projects in Thailand, Japan, and the Republic of Korea as outlined. Furthermore, there’s a target to onboard new industrial users (IU) with a connected load of 50-60 megawatts through electricity purchase agreements, reinforcing and affirming B.Grimm Power’s leadership position in the industrial sector.

In the long run, B.Grimm Power strives to emerge as a global leader in energy production. By 2030, the goal is to expand the portfolio to a capacity of 10,000 megawatts as per the power purchase agreements and achieve the milestone of reaching Net Zero Carbon Emissions by 2050.

B.Grimm Power has declared a dividend of 0.36 baht per share for the year 2023. This dividend comprises an interim dividend of 0.18 baht per share and the final dividend of 0.18 baht per share, with the dividend payout rate remaining at 45% of Normalised Net Profit.

The ex-dividend (XD) date is scheduled for March 13, 2024, and the dividend payment date is slated for May 10, 2024. Approval of this dividend will be sought at the 2024 Annual General Meeting of Shareholders.
